buy or rent?

hello,
i'll be moving to the netherlands in september to work there for at least 5 years. I read somewhere that it is very difficult in amsterdam to find a place to stay. Especially if you want to rent something. THerefore, i was wondering if buying a small house/appartment is a better option?? Is this easier to find? Anyone ideas or experiences with finding a place to stay in amsterdm?

I have no experience with buying or renting in the Netherlands, as I don't actually live there yet...
But, if you want my oppinion buy a home. Just think of the pros and not the cons (not that there are many cons.) But think about it, buying a home would be a good investment, as house prices rise constantly...Ainsley 18 jul 2007, 11:26 - Denunciar -
Buy
I recommend you buy. I"ve been renting here for 2.5 years. The landlords rip you off. You can only get decent price rental rates if you get on some governmental list. This list has a 3 year waiting list due to the amount of immigrants here. Dutch rental lords have no scrupals at all. You will be paying dearly. All the expats I work with scold me for not buying, it is the best way to go.

Dear Expats,
If you buy a property in the Netherlands it's important that you stay long enough in the Netherlands, so the overvalue of the property is covering the purchase costs. Further the location is important regarding the possibility to be able to sell the property fast and for a good price.
The biggest advantages of buying a property in the Netherlands is of course the tax relief, the possible overvalue on the property and the costs regarding the property can remain the same compart to the increase of the rent prices.
Of course you still have to see it as a investment, but it can give you a lot of comfort through the years.

Might be hard to qualify for a mortgage...
A couple things to remember:
1. If you are a recetn arrival and have a limited-term contract (ie not full-time) it may be difficult to find a (decent) mortgage in the Netherlands.
2. Costs (taxes, fees, everything outside of the actual home price) is typically around 10 % of the purchase price. So if you want to buy a EUR200k house/flat you will need EUR220k to just get the house and that is not even including furnishings!
So, if you buy the house and spend 220k and then in 2 years sell it for 210k (5 % increase of house value) you have lost 10k on top of all your mortgage interest payments! So, if you want to buy you better make sure you really want to stay for at least 4-5 years.

Dit is voor mij weer zo’n lokkertjes artikel om mensen aan te sporen om een krediet aan te gaan waar ze dan het grootste deel van hun leven aan vast zitten!
Persoonlijk ben ik nog nooit een artikel tegen gekomen die mensen ook daadwerkelijk helpt met een huiskopen waar al een profit in zit. Want deze huizen zijn op de markt!

rom vor a kunstenaar - rent
sehr geehrte damen und herren,
ich bin malerin und stelle in zukunft öfter im jahr sonntags am thorbecke -modernartmarket aus.
ich lebe in wien und fliege immer hin und her. ich benötige dringend in der NÄHE des thorbeckeplein – richtung schipol ein ZIMMER oder lager mit toilette und wenn geht dusche, wo ich ganzjährig meine bilder lagern kann für den verkauf am kunstmarkt thorbecke. es würde schon ein raum ab ca. 25m2 reichen. strom und wasser sollte vorhanden sein und maximal euro 300.-- bis 350,--.
HABEN SIE einen lagerraum oder ein zimmer für meine zwecke?
ich bin am freitag 15. und samstag 16.august in amsterdam und könnte mir das objekt ansehen und gegebenenfalls den kontrakt gleich machen!!

Warning about advertised mortgages
Just a warning about advertised mortgages. I see that there's an ad here for a house in Zutphen. It says that the cost of the hypotheek (=mortgage) starts from €619 per month. This is a very common practice, but it almost impossible to get that price.
Let's take that house as an example. It costs €268.000 k.k. That k.k. is most of the time 10%, so add that to the price of that house. It means you will have to get a mortgage of €294.800.
Now, just calculate the interest you have to pay for the mortgage. If you could find a very cheap one (which doesn't have to be the best option!), the interest is 5%, but that has a certain risk involved. To be more safe, it will be around 5,7%. That means you would have to pay €16.800 each year, or around €1400 each month. That's just the interest, but you would have to pay your loan back, so you would have to add that as well.
When you pay incometaxes here in Holland, you get some of the money you've payd for interest back. If you earn more than €65.000 each year (before taxes), you get 52% of that interest back (but it could be less depending on your personal situation). Even then, it will cost at least €672.
There are even more costs involved. There's also OZB, which is taxes you have to pay to the city. It strongly depends on the city, but still with the same example of Zutphen, it costs around €200 each year. Add another tax (garbagetaxes) of at least €250 each year, you know that you have to pay a lot more. It's something you will have to calculate if you want to know if you can afford a house.
In the worst situation, you could be spending over €1450 just to pay for that house each month, if you're someone who doesn't pay incometaxes in Holland. In that case, I really recommend to rent a house, but be prepared that there's a long waiting list.Johan 12 sep 2008, 04:04 - Denunciar -

IF you are still interested, you will not need to be in Holland for a long time to be able to obtain a mortgage. If you have a job, we can normally arrange almost immediately after arriving in The Netherlands.
